A speculative new build industrial park development of mixed size units. Located on the former Massey Ferguson production site in Trafford Park, close to the Trafford Centre.


A 16 acre site, with Phase 1 comprising eight units from 9,000 to 40,000 sq ft and three units of 30,000 to 62,000 sq ft in Phase 2.


Despite its prominent location in the heart of Trafford Park and its proximity to the Trafford Centre, Barton Dock Road was ripe for regeneration. The exceptional connections to the motorway network ensured the site presented an ideal space for high quality industrial units, with a unique opportunity for freehold occupancy on Phase 1.



On site bio-remediation was undertaken to decontaminate the land of hydrocarbons and other chemicals. Plans were changed to accommodate the aqueduct, which was monitored carefully during excavation. Close work with the Railway and utilities companies was required at all stages and a new drainage connection was put into the trunk sewer to serve the site.


The site has provided significant growth for Trafford Park, with existing occupiers expanding and new companies being attracted to the area. The regeneration of the site has given a facelift to the area and along with other developments, Barton Dock Road is now one of the best locations in Trafford Park.
